Begin with the selling institution's current notice for the exact property. Philippine foreclosure disposals can use different bidding or negotiated-sale procedures. There is no single deposit, form, deadline or financing rule that applies to every bank or Pag-IBIG listing.

1. Match the property to its official sale record

Check the property reference, address, lot or unit details, listed area and price against the institution's current catalogue or notice. Confirm that the property is still offered and identify the sale method. An aggregated listing is a research starting point, not confirmation of availability.

2. Obtain the current bidding instructions

Ask the seller which documents, forms, eligibility checks, deposit arrangements, submission channel and deadline apply. Use contact details independently verified through the institution's official website. Do not send money based only on a social-media message or an unverified intermediary.

3. Investigate title, occupancy and condition

Arrange an authorised inspection where possible. Ask an appropriately qualified professional to review the title, encumbrances, access and applicable sale conditions. Establish whether the property is occupied and who bears the steps and costs of obtaining lawful possession. “As-is-where-is” is a reason to investigate, not evidence that a defect is absent.

4. Establish your maximum bid and available funds

Account for transaction costs, repairs, financing, holding time and uncertainty. Do not rely on projected rental income to meet an immediate payment obligation. Confirm whether the proposed financing is permitted for this sale and what approvals must be in place before bidding.

5. Prepare and submit exactly as instructed

Use the current forms and property reference. Check signatures, supporting documents, any required security, and submission instructions. Retain a copy and proof of receipt. A previous auction's instructions may no longer apply.

6. Verify the result and complete the seller's requirements

Obtain the official result or written acceptance. Review conditions, payment deadlines and consequences before making further commitments. Confirm the process for documents, title transfer and possession separately; winning or acceptance is not the same as completed ownership transfer.

Use the current Pag-IBIG acquired-assets notice for a Pag-IBIG sale. For a BPI Buena Mano listing, obtain the applicable offer and sale instructions from BPI. Do not transfer rules, financing assumptions or deadlines from one provider to another.
